El Tezal has become increasingly self-contained, with many everyday needs available within the community and major retailers along its edges and nearby. That convenience is an important part of its appeal for both year-round living and a second home in Cabo.

Shopping and everyday essentials

Cremería del Mar, specialty food shops and neighborhood markets complement convenience stores such as GoMart El Tezal, OXXO Residencial LAP and smaller tiendas. Costco, The Home Depot and Walmart serve the area from its perimeter and nearby commercial corridors.

Local pharmacy choices include WeCare Pharma El Tezal, Mi Farmacita El Tezal and Farmacias Benavides. Self-storage is also available through El Tezal Self Storage, useful for seasonal residents, moving households and anyone needing extra space.

Dining, fitness and daily life

Dining ranges from inexpensive neighborhood Mexican food at Cocinita del Tezal to seafood at Mariscos Cabo Seafood and more upscale dining at Torote Restaurant in Valle del Sol. Cafés, bakeries, breakfast spots, takeout and delivery options add to the local choice.

Fitness options include Smart Fit Tezal Los Cabos and Cabo Fitness Club. Doctors, dentists, clinics, beauty salons and spas, along with veterinary care, pet grooming and pet supplies, help residents take care of daily life close to home.

A community with services of its own

El Tezal also supports real estate, accounting, legal, insurance and other professional offices. Construction, design, furnishings and home-related businesses have expanded alongside residential development.

Compare the actual route from each home to the services you use most. Road access, driving times and walkability vary throughout El Tezal; having businesses in the area does not mean every home is within walking distance.

Important: check water supply and storage

Rapid growth makes water supply an important part of evaluating an El Tezal home. Ask how the individual development receives water, how often it is delivered and whether it relies on municipal service, truck deliveries or a combination.

Confirm the development’s shared water-storage capacity and the home’s own cistern or tank capacity. Ask how long those reserves normally last, who arranges and pays for extra deliveries, and what happens when regular supply is interrupted. Check the actual arrangements for the specific project and phase you are considering.

Exceptional views—and what could change them

El Tezal offers some of Cabo’s most striking views. Many homes look across Cabo San Lucas Bay toward Land’s End and the famous Arch, with city lights adding another dimension after dark. The outlook depends on the individual home’s location, elevation and orientation.

Before buying, investigate whether future construction could affect the view. As El Tezal has grown, new development has changed or blocked views from some properties over the years. A beautiful view today should not be assumed to be protected.

An experienced local real estate agent should help you assess nearby vacant land, planned projects and what may be built in front of or below the home. Ask what supports their assessment. If the explanation still leaves you concerned, continue researching before buying; reassurance alone is not a guarantee that a view will remain.

Alongside the view, compare bedroom layout, stairs, shaded terraces, parking and usable outdoor space. A pool or garden brings different maintenance needs from a compact house.

Understand the community costs
