Many of these homes are in Pedregal, where the hillside position and orientation shape the outlook. Compare the view from the living room, bedrooms and terrace—not just the drone photographs.
Look at the drive to town, the slope of the approach, garage space and stairs between levels. A home close to the marina on a map may still call for a car in everyday use.
A standalone house and a villa within a resort can offer different ownership experiences. Compare privacy, service arrangements and the outdoor space that belongs to the residence.
For communities such as Hacienda Beach Club and Waldorf Astoria, ask which facilities and services are included for the specific home, which carry additional charges, and what rules apply.
Ocean view describes an outlook; beachfront describes a location. Some Cabo homes look across the marina toward the bay, while others face the Pacific. Neither a view nor proximity guarantees walkable beach access or a swimming beach.

Ask for the condition and service history of the pool, roof, air conditioning, water systems and any solar equipment. Include gardening, utilities, insurance and applicable community dues in your ownership budget.

Completed construction lets you inspect the actual property, but does not by itself establish condition, furnishings, vacancy or immediate possession. Confirm what is included and have appropriate inspections before committing.
A lower asking price is a starting point for comparison. Don’s approach is to look at what similar properties have actually sold for, the alternatives available now, and the cost of owning the property that fits your plans.
Compare the right properties
Compare homes with a similar location, view, usable indoor and outdoor space, condition and community setting. A resort villa with services and dues needs a different comparison from a standalone house.
Recent comparable sales help support an offer; active listings show the choices competing for your budget. An old asking price or a large advertised reduction does not establish today’s value.
Understand the full cost
Allow for inspections, repairs, pool and garden upkeep, utilities, insurance and any community dues. Ask about the age and condition of major systems, and keep closing costs separate from the yearly budget.
